toward common safety initiatives

Don't be scared. Be aware.

Landlords have a civil duty to use "reasonable care" to protect tenants from known, foreseeable criminal activities on their property (e.g., maintaining proper locks, lighting, or vetting on-site employees).

Landlords are NOT responsible if a tenant with a past criminal record later commits a crime on the property, provided the landlord followed "proper background check procedures."

  • More welfare-check requests
  • More theft-related incidents
  • No reduction in domestic incidents
  • An overall increase of roughly 44% in police-call volume
  • An increase of roughly 52% in quality-of-life related calls

Of all categories, suspicious-person reports and noise/disorder complaints are the strongest recurring quality-of-life trend drivers.

  1. Noise & Disorder (12)
  2. Theft/Burglary/Robbery (8)
  3. Trespassing/Unwanted Persons (3)
  4. Traffic/Parking Issues (4 combined)
  5. Harassment/Threats (1)

After removing suspicious-person reports, Noise & Disorder is the single largest recurring complaint category, and it increased 50% compared with the prior period. The next highest category is property crime (theft, burglary, robbery, vehicle theft), which increased 60%.

Overall, the data suggests that police activity during this period was driven primarily by welfare concerns, nuisance and quality-of-life complaints, suspicious-activity reports, and property-related offenses, while serious violent crime following.
